Standing seam and metal roofing for Hill Country homes

We install standing-seam and exposed-fastener metal roofs on Hill Country homes. Metal costs more up front than composition shingle and lasts substantially longer, sheds hail differently, and reflects heat — which is why a number of our customers switch to metal after a hail claim replaces a shingle roof. We will price both side by side on the same house and tell you which one we would put on it, including the times that answer is shingle. The inspection is free, we climb the roof to do it, and there is no deposit.

The short answer

The short version: standing seam is the residential system worth paying for, exposed fastener belongs on outbuildings and budgets, and metal is a durability decision rather than a hail-immunity one. Metal dents. Whether a dent is a covered loss depends on a clause in your policy, not on the roof — and that is a conversation to have before you buy, not after the next storm.

Standing seam or exposed fastener — what is the real difference?

Where the fasteners are. A standing-seam panel is held by concealed clips, so nothing penetrates the weather surface and the panel can move as it expands in the heat. An exposed-fastener panel — R-panel is the common one here — is screwed through its face, and every screw is a rubber washer that will eventually harden. Exposed fastener costs less and installs faster. Standing seam is what we recommend on a house you plan to keep.

How does a metal roof actually behave in hail?

Honestly: it usually keeps the water out and it usually dents. Hail large enough to fracture a shingle mat will dimple the flat of a metal pan without breaching it, so the roof performs while looking hammered. Exposed-fastener roofs add a second failure mode, because a strike can loosen a screw, and that is a leak path rather than an appearance problem. Thicker gauge, a striated pan and a matte finish all resist and hide denting.

Does my policy cover a dented metal roof?

Read the declarations page before you buy the roof. Cosmetic damage exclusions — sometimes called cosmetic loss endorsements — are common on metal roofs in Texas, and where one applies, a carrier can decline denting that does not affect how the roof sheds water. Some policies exclude it outright, some offer it as a premium reduction you may have accepted without noticing, and some do not exclude it at all. We are not your adjuster and cannot tell you what your policy says. We can photograph and measure the damage. The Texas roof insurance claims guide explains how the rest of it works.

Should I switch to metal after a hail claim?

It is the most common route to a metal roof we see. The storm totals the shingle roof, the carrier approves a shingle scope, and the owner decides that since the roof is coming off anyway, this is the moment to change materials. The carrier owes like kind and quality, so it funds the shingle roof and you fund the difference. Our job is to give you both numbers on the same scope, in writing, before anything is ordered — see storm and hail damage.

What goes under the panels?

The part nobody photographs. We tear off to the decking, replace what is soft, and dry the roof in with a high-temperature synthetic underlayment, because the underside of a metal panel in a Texas August will destroy an ordinary one. Ice-and-water membrane goes at the valleys, eaves and penetrations. Then clips, panels, and hand-formed flashing at walls, chimneys and porch tie-ins — where a metal roof leaks if it is going to.

Does a metal roof lower my cooling bill?

Some. A light or reflective finish rejects a real share of the solar heat a dark shingle roof absorbs, and the effect is largest on a house with a poorly ventilated attic and ducts in it. We will not print a percentage, because the honest number depends on your colour, your insulation, your ventilation and where your ducts run, and every published figure we have seen comes from a manufacturer's laboratory under ideal conditions. Ventilation is the cheaper half of that problem and we will tell you if yours is short.

What can you count on either way?

Panel colour is harder to picture than shingle colour, because a metal roof is one solid field rather than a blend. Our visualizer puts the McElroy finishes on a photo of your own house so you can rule a few out before anybody measures anything.

Design your roof

  • No deposit — you pay when the job is done

You settle up after the roof is on, the site is clean and you have walked it with us.

  • We climb every roof

The scope is written from the roof itself, not from a satellite measurement, so what is quoted is what is up there.

  • HAAG-certified inspectors

The person who inspects the roof writes the scope, and they are trained to the damage-assessment standard the insurance industry uses.

How a metal roof gets built

  1. We walk the roof and measure it. Pitch, penetrations, valleys, porch tie-ins and every wall the panels have to die into. Photos of all of it.
  2. Two written scopes. Metal and shingle on the same house, so the comparison is real and not a brochure.
  3. Profile, gauge and colour. With the HOA submission documents if you need them, before anything is ordered — panels are cut to your roof and are not returnable.
  4. Tear-off, deck repair, high-temperature dry-in. Nothing left open overnight.
  5. Panels, then flashing by hand. Walkthrough, magnet sweep, and you pay at the end.

Common questions

Will insurance pay to upgrade me from shingle to metal?

Generally no. A policy owes materials of like kind and quality, which means a shingle roof gets you a shingle roof. What plenty of our customers do is take the approved shingle scope and pay the difference to build it in metal instead. That is a legitimate, common path, and it is the one where you should get the number in writing before the tear-off starts.

Are metal roofs loud in the rain?

Over solid decking with underlayment — which is how we build a residential metal roof — it is much closer to a shingle roof than people expect. The noise people remember is metal over open purlins on a barn, with nothing between panel and air.

Can you put metal over my existing shingles?

It is done, and we would rather not. Going over shingles means nobody inspects the decking, the old pipe boots stay buried, and any trapped moisture stays trapped. We tear off, look at the sheathing, replace what is soft, and dry the roof in properly before a panel goes on.

Will my HOA allow a metal roof?

Some will, some will not, and several allow standing seam in specific colours only. Read your covenants before you fall in love with a profile. We give you the manufacturer colour and profile documentation to submit, and we have built to submissions that took two rounds to get approved.
