Roof repair and leak repair in Dripping Springs, TX

Most roof leaks in Central Texas are not the whole roof failing — they are flashing, a pipe boot, a valley, or a few wind-lifted shingles. We repair those, and we will tell you plainly when a repair is the right answer instead of a replacement. If water is coming in right now, call (512) 305-1111; our phones are answered 24/7 and we can tarp and dry in to stop the damage before we quote the permanent fix.

The short answer

Diagnosing the leak costs you nothing. We climb the roof, photograph what we find slope by slope, and send you the report whether or not you hire us — including the report that says the roof is not the problem. Texas does not license roofers, so instead of a number on a certificate we carry general liability insurance at $1M per occurrence / $2M aggregate, HAAG-certified inspectors, and a five-year workmanship guarantee on what we install.

My roof is leaking right now — what should I do first?

Contain the water and move what is under it. Bucket down, furniture and electronics clear, and if the ceiling is holding water in a bulge, pierce the low point over a bucket rather than letting it spread across the drywall and come down all at once. Photograph the stain and anything damaged before you clean up — you will want that whether or not this becomes a claim. Then call us. Do not go up on a wet roof yourself.

Can you tarp my roof tonight?

Often, yes. The phone is answered 24/7 and we can dispatch a tarp and dry-in once the roof can be walked safely — no lightning overhead, and a pitch and condition the crew can work on in the dark. A tarp stops the water while the weather passes; it is not a repair and we do not bill it as one. The permanent fix is quoted in daylight, from photographs of the whole roof.

Where do Central Texas roof leaks actually come from?

Penetrations and transitions, far more often than the field of the roof: split or shrunken pipe boots at plumbing vents; failed sealant at HVAC and exhaust collars; step, chimney and kick-out flashing where the roof meets a wall; worn-through valleys; creased shingles along a rake or ridge; backed-out ridge fasteners. A surprising share of calls are not the roof at all — condensation off an attic HVAC line, a bath fan venting into the attic, or a dryer vent that came apart above the ceiling.

Should I repair or replace my roof?

Not every roof problem needs a new roof. The fastest way to work out which one you have is to look at where the water is, how the shingles behave in your hand, and how old the covering is. The table below is the reasoning we use on the roof. If it lands on replacement, roof replacement sets out what that scope includes.

Is a roof leak covered by homeowners insurance in Texas?

Sudden, accidental storm damage is usually the kind of thing a policy contemplates. Gradual wear, deferred maintenance and a roof that simply aged out generally are not, and a slow leak that has been staining a ceiling for two years is a hard argument. Get it documented before you decide whether to file at all. You file your own claim; we inspect and document; we meet your adjuster on site if you invite us; we build to the approved scope and supplement with evidence when the scope is short; we do not promise an outcome, and Texas law forbids waiving your deductible. More detail in the Texas roof insurance claims guide, and in storm and hail damage if a storm is what started this.

How much does a roof repair cost?

We do not publish a repair price. The range between resealing a collar and rebuilding two valleys with new decking is enormous, and any number printed here would be wrong for most people reading it. What is fixed is the front end: the visit, the climb, the photographs and the written diagnosis cost nothing, and you get a line-item price before anyone touches the roof. No deposit — you pay when it is done.

What if the leak is not the roof?

We tell you, in writing, with photographs, and it happens regularly. One of our own reports documented staining and a mold-like substance on a ceiling beside a bathroom fan, found the sheathing above it clear of water entry, and traced the problem to a spliced dryer vent line discharging into the attic. The roof was fine. That report cost us the job. See what is in an inspection report.

How a repair runs

  1. Step 1

    We inspect and document

Somebody goes up and photographs the damage slope by slope, hit by hit, with the date on it. That record is yours either way, and it is what an adjuster can actually work from.

  2. Step 2

    You decide

You look at the photographs and decide whether a claim is worth filing. You file it; we do not, and Texas law is specific about why. If you invite us, we meet your adjuster on the roof with our record open.

  3. Step 3

    We build it

We build the scope that was approved, and when the scope misses something the photographs already show, we supplement with the evidence rather than an argument. No deposit; you pay at the end.

What you can hold us to

  • No deposit — you pay when the job is done

Nothing changes hands until the work is finished and you have walked it with us.

  • We climb every roof

Aerial imagery measures a roof. It cannot show a bruised mat, a split boot or a backed-out nail, so we go up.

  • HAAG-certified inspectors

HAAG is the damage-assessment training the insurance industry itself uses, so the documentation is built to the standard the adjuster applies.

  • Phones answered 24/7

If water is coming in at two in the morning, calling is faster than any form on this site.

Repair or replace: how we decide

Repair versus replacement — the six things we look at on the roof
What we look atA repair is usually right when…A replacement is usually right when…
Where the water is coming inOne place, and it traces back to a single detail — a boot, a valley, a piece of flashing. Two or three places on different slopes, in different storms.
Condition of the field shinglesFlexible, granules intact, color even across the slope.Brittle, cupping or curling, bare mat showing, granules in the gutters by the handful.
Age of the coveringComfortably inside its expected service life.At or past it, so a repair is money spent on a roof you will replace soon anyway.
Hail or wind damageConfined — a few creased shingles on the storm-facing slope.Bruising or creasing spread across several slopes, which is also what an adjuster is looking for.
Decking underneathSound where we can see it; no sag, no soft spots underfoot.Soft, delaminated or sagging over an area — that has to be opened up.
Matching the existing shingleClose enough, or the repair is out of sight from the street.Discontinued color on a prominent slope, and a patch will always read as a patch.

Common questions

Do you charge to come out and look at a leak?

No. The inspection and the photo report are free whether or not you hire us, including when the roof turns out not to be the problem. We have written reports concluding the roof was fine and the water was coming from a bathroom fan or an HVAC line. That costs us the job and is still the right report to write.

Will a repair void my roof warranty?

A competent repair done to the manufacturer’s installation instructions does not void a shingle warranty. What can jeopardize one is the wrong sealant smeared over a detail, a boot slid under shingles without being fastened correctly, or somebody nailing outside the nail zone. If your roof is inside a manufacturer warranty, tell us the brand and we will repair it in the way that keeps it intact.

Can you match my shingles?

Usually on the field shingle, sometimes not on color if the line was discontinued or your roof has weathered fifteen years. We hold a new shingle against the existing one, photograph it, and show you the difference before installing anything. On a slope nobody sees, a near match is fine; on the front elevation it is worth a conversation first.

How long does a roof repair take?

Most single-detail repairs — a boot, a section of flashing, a dozen shingles — take a few hours once we are on the roof with the right material. A valley rebuild, or a repair that turns up rotten decking, is a day. Tarping happens as soon as the roof can be walked safely; the real fix is booked separately.
