What a new roof costs per square in Austin, by material

Roofing is priced by the square, and a square is 100 square feet of roof surface — not of floor area. A 2,000 sq ft house in this market usually carries 22 to 28 squares once slope and overhangs are counted, which is the first reason two people with the same house size get different quotes.

These are published third-party ranges for the Austin market, not Waypoint quotes. We have not verified anyone else’s numbers, and four of the five sources are competitors. Every total below is the per-square band multiplied by the roof size, so you can check the arithmetic. Where the sources disagree the band is wide; we have not averaged them into a number nobody published.

A 30-square roof needs about 33 squares of material at a 10 per cent waste factor, and a cut-up roof needs more — that is why two honest quotes on the same house can differ. Twenty squares is a small single-storey house, thirty is typical here, and forty is a large or complicated Hill Country roof. Per-square rates drift down a little on big simple roofs and up on small complicated ones, so treat the ends of each band as real.

What changes the number on your house

Nine things move a roof price, and only one of them is the shingle you pick. This is the list to hold a quote against: if a competing bid is much cheaper, it is cheaper somewhere specific, and it is almost always on this table.

Insurance claim or retail: two different numbers

Half the roofs replaced in Central Texas are paid for by a hail claim and half are bought outright, and the price works differently in each case. On a retail job the price is the price: you and the contractor agree a scope and a number. On a claim job your carrier’s approved scope sets the number, and what you pay is your deductible.

You file your own claim; we inspect and document; we meet your adjuster on site if you invite us; we build to the approved scope and supplement with evidence when the scope is short; we do not promise an outcome, and Texas law forbids waiving your deductible. That boundary is statute, not policy: Texas Insurance Code §4102.163 bars a contractor from acting or advertising as a public adjuster on a property it may also be roofing, and HB 2102 (effective 2019) makes waiving, absorbing or rebating a deductible a Class B misdemeanor. ACV, RCV and the percentage deductible

A replacement-cost policy pays what the roof costs to replace today, usually in two instalments — actual cash value first, the recoverable depreciation after the work is done and invoiced. An actual-cash-value policy pays the depreciated value and stops, so a twelve-year-old roof on an ACV policy can settle for a fraction of the replacement price. Which one you have is on your declarations page, and it matters more than any number on this page.

Then the deductible. Many Texas carriers have moved wind and hail from a flat dollar amount to a percentage of the dwelling coverage, and the arithmetic surprises people: on a $500,000 dwelling a 1 per cent wind/hail deductible is $5,000 and a 2 per cent deductible is $10,000. Against a $14,000 shingle roof, the second one is most of the job. That is why the first question is not "will they pay" but "is there enough damage to total this roof at all" — a claim on a roof that will not total can be worse than no claim.

Class 4 shingles and the premium credit

Impact-rated Class 4 shingles cost more — the published Austin premium is 15 to 25 per cent over standard architectural — and Texas carriers commonly offer a windstorm and hail premium discount for them. The Texas Department of Insurance publishes the consumer version of this in "Replacing your roof", and it is careful about it: whether a discount applies, and how large it is, is your carrier’s decision, not ours and not the shingle manufacturer’s. Ask your agent what your discount would be before you choose the shingle, because that answer is what decides whether the upgrade pays for itself. How much should a roof cost in Austin?

For architectural asphalt shingle on a typical single-family house, five published 2026 sources converge on roughly $9,000 to $18,000, or about $400 to $825 a square. Standing-seam metal runs $16,000 to $30,000 and tile higher again. A quote well under that band is usually missing something on the drivers table above — most often the decking allowance, the ventilation or a second tear-off layer. A quote well over it should come with a reason you can see in photographs.

How much is a new roof per square in Texas?

In the Austin market the published bands are $400 to $825 a square for architectural shingle, $475 to $900 for Class 4 impact-rated, $800 to $1,435 for standing-seam metal and $900 to $1,790 for concrete or clay tile. Austin runs above the Texas average — one source models the local cost factor at 1.12 times national, another puts the metro 15 to 20 per cent above the state.

Does insurance pay for a new roof in Texas?

Sometimes, and it depends on the damage and on your policy rather than on how much you want a new roof. A replacement-cost policy pays today’s replacement price less your deductible, in two instalments; an actual-cash-value policy pays the depreciated value and stops. Wind and hail deductibles here are commonly a percentage of the dwelling coverage, so on a $500,000 house a 2 per cent deductible is $10,000 before the carrier pays anything. Document the roof first and decide whether to file second. You file your own claim — Texas law does not let us do it for you.

How much does a metal roof cost vs shingles in Austin?

About two to three times as much up front. The published bands put standing-seam metal at $800 to $1,435 a square against $400 to $825 for architectural shingle, so on a 30-square roof that is roughly $24,000 to $43,000 versus $12,000 to $25,000. What you buy with the difference is service life: an asphalt roof installed well here is a twenty-plus-year roof, and standing-seam goes forty to fifty. It is a question about how long you intend to own the house.

How long does a roof last here?

Shorter than the warranty says. Architectural asphalt is warranted for thirty years and commonly delivers twenty to twenty-five in Central Texas, because ultraviolet exposure and attic heat age the mat faster than a northern climate does, and because hail resets the clock. The two things that shorten it most are under-ventilation and storms, and only one of those is under anybody’s control. Standing-seam metal runs forty to fifty years; tile outlasts the fasteners and the underlayment beneath it, which is what actually gets replaced.

Can I finance a roof?

Yes, on approved credit through third-party lenders. We are not a lender and we do not broker credit, so we will not print a rate or a lender’s name on a page where neither has been agreed — the calculator above runs example terms and says so beside every number it produces. What is worth knowing before you go looking: Waypoint takes no deposit, so nothing has to be borrowed before the work starts, and on an insurance job the timing of the carrier’s two payments usually changes what makes sense.

Is a cheaper quote a red flag?

Not by itself, and there is one specific version of it that is. If the saving is explained — a smaller roof than the other bidder measured, a different shingle line, no gutter work — that is a real difference and worth taking. If the saving is "we will cover your deductible" or "you pay nothing out of pocket", that is HB 2102: waiving, absorbing or rebating a deductible is a Class B misdemeanor in Texas, and a contractor offering it is telling you how they treat the law. The same goes for a crew that appears the week after a storm, wants a signature before an adjuster has seen the roof, and offers to deal with your carrier for you. Ask any bidder to price the nine drivers above and compare the same scope.
