Commercial roof maintenance agreements and roof asset management

A roof maintenance agreement puts your buildings on a scheduled inspection and repair cycle instead of an emergency one. Twice a year Waypoint walks each roof, clear the drains, check seams, terminations and penetrations, make minor repairs on the spot, and send you a dated photo report you can put in the building file and use to build a capital plan. Most manufacturer warranties require documented maintenance — this is how you keep yours in force.

What is in a roof care agreement?

A defined scope, twice a year, on every roof named in the agreement. Not a courtesy visit and not a sales call.

  • Semi-annual documented inspection. Every roof walked in a set sequence — field, seams, terminations, flashings, penetrations, curbs and edge metal.
  • Drains, scuppers and gutters cleared. The single highest-value ten minutes on any low-slope roof in Central Texas.
  • Debris removal. Including what other trades have left behind on the roof, which we photograph rather than simply bin.
  • Minor repairs on the visit. Sealant at terminations and pitch pockets, small punctures, loose fasteners and lifting details, within an allowance written into the agreement.
  • A dated photo report every visit. What we found, what we did, what we recommend next, with the locations marked.
  • Priority leak response. Agreement roofs are triaged ahead of the general queue when weather puts every building in the metro on the phone at once.
  • Documentation for warranty compliance and capital planning. The report series is the record your manufacturer asks for and the evidence your budget needs.

What does the report actually give you?

A document with a date on it that somebody who was not there can use: photographs tied to locations on a roof plan, a plain description of every finding, the repairs made that day, and a recommendation list split into "now", "this budget cycle" and "watch". Year on year that series becomes the roof's condition history, which turns a replacement request from an opinion into a documented trend.

How does this feed a capital plan?

Every roof in the agreement carries a system, an approximate age, a condition rating and a remaining-service-life estimate, and each estimate is revised against what the visits find rather than left as a guess made once. From that you can sequence work across several years and several buildings: which roofs need restoration in this cycle, which need replacing next, and which need nothing but the visits. Finance committees approve sequences with evidence behind them far more readily than they approve emergencies.

Does this keep our manufacturer warranty in force?

It gives you the record the warranty asks for. Manufacturer system warranties generally require the owner to maintain the roof, keep drainage clear and report damage, and many are void where new penetrations or rooftop equipment have been installed without notification. We do not administer your warranty and we cannot promise a manufacturer's decision — what we can do is make sure that when they ask what maintenance was performed, the answer is a dated series of reports rather than a shrug.

What does it cost?

Price — quoted per roof.

We do not publish a rate on this page, and the reason is not coyness. The number depends on roof area, how many roofs are in the agreement, system type, how many penetrations and how much equipment sit on it, access, and the repair allowance you want included. Those factors move the honest price by a multiple, so a headline figure here would be either misleading or useless. Send us the addresses and approximate roof sizes and you will get a per-roof price with the scope attached to it, in writing.

What is this agreement not?

It is a maintenance service. It is not insurance, it is not a warranty, and it has nothing to do with your insurance deductible — no credits, no rebates, no offsets, in any direction. Texas law is unambiguous about that, and any roofing offer that arranges itself around your deductible is telling you something about how that contractor works. The agreement also does not cover storm damage, full membrane replacement, or repair of a roof that has reached the end of its life — those are priced as the work they are.

How do we move an existing roof onto the program?

One survey and one honest conversation. We walk the roof, document its condition, and price the agreement alongside any repairs it needs to reach a maintainable state. Some roofs need nothing first; some need a repair scope before an agreement makes sense. And where a roof is genuinely finished, we will tell you that instead of selling you two visits a year on it.

Common questions

How often should a commercial roof be inspected?

Twice a year as a baseline — once after the spring storm season and once before winter — plus a walk after any severe weather event that hits the building. That cadence catches the two things that ruin roofs: blocked drainage going into a wet season, and small detail failures that have a whole season to become interior damage. Roofs with heavy rooftop equipment traffic or ongoing construction above them justify more.

Can you take over maintenance on a roof someone else installed?

Yes, and most of the roofs we maintain are roofs we did not build. The first visit is longer than the ones that follow: we document the roof as it stands, note the system, approximate age and condition, list the repairs it needs now and the ones it will need soon, and separate what the agreement covers from what needs a quote. You get an honest baseline even if some of it is uncomfortable reading.

Does my roof warranty require maintenance?

Most manufacturer system warranties impose maintenance and inspection obligations on the building owner, and many are also void if unauthorised work or new penetrations are made without notice. The specific obligations are in your warranty document and they vary by manufacturer and system. What we can say generally is that the record is the thing owners lack when a claim is made, and producing dated inspection reports on request is exactly what this agreement exists to make easy.

How do I budget for roof replacement across several buildings?

By ranking the roofs, not by reacting to whichever one leaks first. We survey each roof, record system, approximate age and condition, and give each one a remaining-service-life estimate and a recommended action with a rough order of magnitude. That turns a portfolio into a sequence: these two need restoration in this cycle, this one needs replacing the year after, these three need nothing but maintenance. The ranking is reviewed each year against what the visits actually found.

Do you work with property managers and HOAs?

Yes. Multi-family and HOA common buildings are ordinary work for us, and the reporting is written to survive a board packet — dated photographs, plain descriptions, and a recommendation with a rough cost so a board can vote on something specific. Where several buildings share a management company, we would rather bring one prioritized list to a meeting than a series of separate emergencies.

What happens if you find something big during a visit?

You get told as soon as we are off the roof, with photographs, and a separate quote for the work that falls outside the agreement. The agreement covers inspection, cleaning, documentation and minor repairs within an agreed allowance; a failed section of membrane, a wet insulation field or storm damage is repair work and is priced as repair work. Nothing gets done outside the agreement without your approval first.
