Commercial standing seam and R-panel metal roofing
Standing-seam and R-panel metal roofs on commercial and agricultural buildings across Central Texas — replaced, retrofitted and repaired. Standing seam or R-panel — what is the difference?
The fasteners. A standing-seam roof hangs on concealed clips and its panels are joined by a raised, mechanically seamed or snapped rib, so nothing penetrates the water plane and the panels are free to expand and contract as the metal heats. An R-panel roof — the ribbed exposed-fastener panel on most warehouses, shops and barns in this part of Texas — is screwed straight through the face into the purlin, with a rubber washer at every screw. It costs considerably less to install and it is entirely serviceable, but it has thousands of small penetrations, and every one of them is a maintenance item with a service life shorter than the panel's.
How does a metal roof actually fail here?
Rarely as a sheet, and rarely all at once. Exposed-fastener roofs fail at the screws: washers harden in ultraviolet light, screws back out as the panels move through daily thermal cycles, and the enlarged hole then leaks whenever wind drives rain sideways. Standing-seam roofs fail at terminations and penetrations — headwall and sidewall flashings, curbs added later for equipment, pipe boots that were never designed for the panel profile. Both systems fail early where somebody has fastened through a panel to mount something. And on both, ponding at a poorly detailed low end or blocked gutter puts water where the coating was never intended to sit.
When is a retrofit the right answer?
When the building's structure can carry it and the existing panels can be fastened through. A retrofit builds a new sub-framing system above the old roof and installs a new standing-seam roof over it, commonly with insulation added in the new cavity — so you get a concealed-fastener roof, better thermal performance and, frequently, a manufacturer warranty on a building that never has to close. You avoid the tear-off, the disposal, and the risk of an open deck in a Central Texas afternoon. It is not free money: the structural check is real work, and a badly corroded existing roof is a tear-off no matter how much you would prefer it were not.
When should a metal roof be coated rather than replaced?
When the metal is sound and the leaks are coming from fasteners, laps and details. A metal restoration re-fastens the roof with larger-diameter screws into fresh material, treats corrosion, seals seams and penetrations, and then puts a continuous coating membrane over the whole assembly — turning several thousand independent leak points into one monolithic surface. It is quiet, it is quick, and the building carries on trading. Where panels are perforated, where a purlin has rotted, or where the roof geometry is wrong in the first place, coating a bad roof only makes it a coated bad roof.

What about hail on metal?
Metal takes hail differently from a membrane. A dent in a panel may be purely cosmetic and change nothing about how the roof sheds water; the same impact on a coated panel can fracture the finish and start corrosion, and a hard enough hit near a seam or a clip can compromise the attachment. Those are different findings and we document them differently — photographed, located and described. What the policy does with them is a separate matter that belongs to you and your carrier: many commercial policies carry cosmetic-damage wording, and reading it before a storm is worth more than any contractor's opinion after one.
What does the work do to a working building?
Metal work is loud — fastening, seaming and any tear-off all carry straight through a metal deck into the space below. If your building runs a call centre, a classroom or a clinic under that roof, that is a scheduling problem to solve on paper before it becomes a complaint. We agree access, staging, parking and notification in writing before we mobilize, run the disruptive phases outside operating hours where the building needs it, and leave the roof watertight at the end of every working day.
What do you need from us to bid it?
The building address, an approximate roof size, the panel type if you know it, the age if anyone remembers, and a photograph or two of the worst area and of any equipment on the roof. That is enough to tell you whether a survey is worth booking. Everything after that happens on the roof: we measure, count penetrations, check fastener condition and substrate, and come back with a scope that names the panel system, the attachment, the insulation, and every flashing and termination detail we intend to build.

Common questions
Can you retrofit over our existing metal roof?
Often, yes. A retrofit frames a new sub-purlin system over the existing panels and installs a new standing-seam roof above it, usually with insulation in the cavity, and leaves the old roof in place as a working ceiling while we build. The building keeps operating and there is no tear-off to dispose of. It needs a structure that can carry the additional load and existing panels that are not so corroded they cannot be fastened through — we check both before we propose it.
How long does an R-panel roof last?
Long enough that the panels are rarely what ends its life. What ends it is the fastener population: several thousand exposed screws with washers that harden, back out and enlarge their own holes. A roof kept on a re-fastening and sealant cycle outlives one that is left alone by many years, which is why we would rather quote you a maintenance visit than a replacement on a roof that does not need one yet.
Is hail damage to a metal roof covered?
That is a question for your policy, not for a roofer. What we can tell you is what the roof shows: dents that are cosmetic and dents that have fractured a coating, split a seam or driven a panel out of its clip are physically different things, and many commercial property policies now carry a cosmetic-damage exclusion or endorsement that treats them differently too. We inspect, photograph and document the condition; you file your own claim and read your own endorsement, and we do not promise an outcome.
Should this roof be coated instead of replaced?
If the panels are structurally sound and the problem is fasteners, seams and surface corrosion, a coating system over a properly prepared and re-fastened metal roof is usually the cheaper and less disruptive answer, and it stops the leaks at their actual source. If panels are perforated by rust, or the deck or purlins beneath have been wet long enough to suffer, coating buys a delay rather than a roof.
Can you work over an occupied building?
Yes, and metal is generally the friendlier system to do it on, because a retrofit leaves the existing roof over the tenants while the new one goes on. Where a tear-off is genuinely required we phase it so no area is open overnight, agree access, staging and notification in writing before we mobilize, and schedule the loudest work outside your operating hours where the building needs it.
